leasing & pricing
How does leasing work here?
You lease by the bedroom, not the whole unit. You sign for your room and your rent only, so you’re never on the hook for a roommate who bails.
What's included in my rent?
Your place comes fully furnished with in-unit laundry, a full kitchen, high-speed internet, and a 48-inch living room TV.
What is a rental installment?
The monthly rental installment is your monthly payment for rent. We do not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month.

Roommates
Can I pick my roommates?
Yes! Bring your whole group and we’ll place you together. Just send us your roommate preferences when you apply.
What if I don't know anyone?
We match you with roommates based on how you actually live, so day one feels less like a gamble. Plenty of people come in solo and leave with their people.

Getting around
Is there a shuttle to campus?
Yes! The Arcadia shuttle runs to GCSU and back, plus a downtown run Thursday and Saturday nights so you don’t have to be the designated driver.
How far is Arcadia from campus?
We’re a few minutes out on Pumping Station Road, which is the point. You get 50 acres and a river instead of a downtown box, and the shuttle handles the campus commute so you skip the parking deck.
Is parking included?
Parking is available on a first come first-serve basis. Residents have the option to rent a garage for an additional $75 per month.

Do all bedrooms have private bathrooms?
Yes. Every bedroom has its own private bath. No sharing, no schedule, no standoff.
What bedroom sizes do you offer?
2, 3, 4, 5, and 6 bedroom floor plans, so whether it’s you and one other person or your whole crew, there’s a fit.

Pets & policies
Are pets allowed?
Yes, we’re pet friendly, and there’s a dog park on site. There is a $300 non refundable fee with an additional $25 per month pet rent. If the pet is ESA there is no charge with a current doctors note.
Is the community secure?
Yes. Arcadia is gated with controlled access, and every bedroom has secured entry.
How are maintenance requests handled?
Maintenance requests can be entered on the resident portal. We have a maintenance team onsite during business hours to assist with any issues. We do have an after hour on call service for emergencies.
Do I need renters insurance?
As a condition of our lease, we require all residents to carry building protection insurance ($100,000) for damage to the landlord’s property during the term of their lease. The good news is we take the hassle off your plate through an automatic Building Protection Fee enrollment. You pay the monthly premium together with rent but the fee does not cover your personal belongings. The policy does not cover any of your personal belongings, additional living expenses, or liability arising out of bodily injury or property damage to any third party. If you require any of this coverage, you should contact an insurance agent or insurance company of your choice and sign up for a renter’s insurance policy.

Applying & move-in
How do I apply?
You can apply online in a few minutes! It just holds your spot while you review your lease and coordinate with roommates, so there’s no reason to wait – get started today.
Will I need a guarantor?
Unless your income is greater than 2.5 times the rental installment or can qualify through our Leap Program, you will need a guarantor. A guarantor must meet the income requirements and credit qualifications. The guarantor is financially responsible and liable for the terms of the lease and rental installments.
